What is a measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a measurement service work?

During a home measurement service, an appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they tour the house, they notate the layout of the rooms and other features, like closets, hallways, and pantries. They might sketch out the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total living area and the overall layout of the house. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a measurement or floorplan service required?

Tax records frequently reflect incorrect area of a property because the values can come from many sources, and occasionally go unproven — which means you may be paying for more space than you actually own! Unless an appraiser has recently completed an evaluation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before contesting your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Putting your property on the market
